Condition 1
Subject to any prohibitions or restrictions contained in any other condition(s), the designated centre shall be operated at all times in accordance with the Statement of Purpose within the footprint of the designated centre on the floor plan received on 26/01/2026 . The registered provider shall only provide for the specific care and support needs, and services, within the facilities as set out the Statement of Purpose, as agreed with the Chief Inspector at the time of registration. Any changes to the specific care and support needs and services provided must be agreed in advance with the Chief Inspector.
Condition 2
Only persons aged 18 years or older shall be accommodated at the designated centre at any time.
Condition 3
The maximum number of persons that may be accommodated at the designated centre is: 30.
Condition 4
No new residents may be admitted to or transferred into the designated centre until such time as the registered provider has ensured that the physical premises that is the designated centre are fit for purpose and appropriate to the needs of residents. In particular the registered provider will
• Repair the roof of the designated centre
• Refurbish and repair all parts of the premises with a particular focus on water damage from the leaking roof and the wear and tear to the premises.
• Review the configuration of any rooms that will accommodate more than one resident to ensure that such rooms are configured to ensure that each resident has an area of not less than 7.4m2, to include their bed, a chair and personal storage space and will uphold the privacy of residents
• Provide suitable storage space
• Provide appropriate sluicing facilities
• Upgrade the external grounds so they are safe, suitable, and well maintained.
Condition 5
The registered provider shall ensure that no new resident is admitted to or transferred into the designated centre until the designated centre is brought into compliance with Regulation 28: Fire Precautions. The fire safety works in the designated centre must be completed in full prior to the admission of any new resident. Specifically the following works must be completed:
• Installation of adequate fire containment measures throughout the centre.
• Replace and/or repair all fire door sets throughout the centre and fit fire-rated doors to all high-risk rooms that currently do not have such a door.
• Upgrade the fire detection and alarm system, emergency lighting and directional signage.
• Ensure that there are adequate precautions against the risk of fire, suitable firefighting equipment, suitable building services, and suitable bedding and furnishings: specific examples that must be addressed include the designated smoking shelter located in the garden and the security of the LPG Twin Storage tanks
On completion of the above the registered provider will submit an updated fire safety risk assessment and / or other relevant documentation such as building regularisation certificates to evidence the all known fire safety risks have been addressed.
